Tradition Senior Living (TSL) has recapitalized its five-property, premier Class A seniors housing portfolio in Texas through the formation of a joint venture with Kayne Anderson Real Estate (Kayne), the real estate private equity arm of Kayne Anderson. As part of the transaction, TSL will continue as operating partner and property manager.
The investment represents Kayne’s first partnership with TSL and adds meaningful scale to its seniors housing holdings, further solidifying its position as one of the largest and most established owner-operators of seniors housing properties in the United States.
The portfolio comprises five institutional-quality communities located in affluent submarkets across Dallas-Fort Worth and Houston. Collectively, the assets include 1,546 units spanning independent living, assisted living and memory care, offering residents a comprehensive continuum of care. The communities are approximately 96% occupied and are known for their high-end amenities, robust programming and strong operational performance.
The communities are situated in two of the country’s fastest-growing metropolitan areas, benefiting from favorable demographic trends and sustained demand from an expanding senior population.
Newmark President of Capital Markets for North America Chad Lavender, Vice Chairman Ryan Maconachy, Executive Managing Director Sarah Anderson and Managing Directors Mills Poynor and Ben McElroy advised on the transaction and secured the financing on behalf of the joint venture.
