An historic 24k sf building in Glendale that was formerly the home of Virgil’s Hardware has been transformed into a modern retail destination after being vacant for more than five years.
The property, located at 520 North Glendale Ave, is owned by Erewhon, who acquired the asset in 2024. Erewhon redeveloped the property, working in collaboration with RDC as architect of record, Erewhon’s design team and a variety of skilled consultants and artisans.
The renovated property, originally built in the 1970s, is now anchored by a 14.9k sf Erewhon grocery store on the ground level with a 5k sf mezzanine space, along with an additional 4k sf of ground-level retail and 1k sf of mezzanine space.
The exterior design was inspired by mid-century modern architecture with vertical fins and a minimalist aesthetic. New outdoor seating spaces were added to the site that are covered by steel trellis elements with retractable sunshades, space heaters and fans.
A significant amount of landscaping was added to the site, including a perimeter planter that borders the public sidewalk and raised planter boxes that form the boundary of the outdoor seating areas. Accent and landscape lighting was added to the building’s exterior and surrounding areas, which will enhance the site at night. The addition of outdoor seating areas, which are visible from the surrounding streets will activate the site.
The interior design of Erewhon is unique to each location. It includes striking wood banding along the perimeter soffit and dark blue tile at the service deli and tonic bar. The space has a dark ceiling with polished concrete flooring.
520 North Glendale Ave is located along the city’s Beeline public transit system, with a stop near the corner of Glendale Ave and Doran St near the southwest corner of the site, which connects the site to the community and Glendale Community College to the north.
