Work has been completed on The Parkline, a 376-unit modular housing development bringing new workforce and affordable housing to Los Angeles. Located at 1457 N. Main St, near Downtown LA, Dodger Stadium and Los Angeles State Historic Park, the project transforms a former commercial site into a high-density, transit-connected residential community with ground-floor commercial space.
Developed by Thrive Living, The Parkline was re-entitled by AO and designed using modular design and prefabricated construction methods to improve efficiency and maximize unit count within the site’s unique S-shaped footprint. The 1.3-acre infill development includes studio and one-bedroom apartments, 6.4k sf of ground-floor commercial space, open-air courtyards and an expansive rooftop deck for residents.
Located within walking distance of Chinatown Metro Station, Union Station and multiple bus lines, The Parkline supports compact urban growth while expanding access to housing near major transit corridors. A portion of the units are reserved for low-income households under the Affordable Housing Bonus Program, helping address Los Angeles’ need for more attainable housing options.
