Armanino Foods of Distinction Inc inked a 15-year lease for 91.6k sf of industrial space in the recently incorporated NoCal city of Mountain House. The property is located at 832 South De Anza Blvd, about 50 miles east of Oakland.
Based in Hayward, Armanino is an industry-leading provider of premium frozen Italian specialty foods. The newly leased facility will support expanded food production and incorporate robust cold storage capabilities, positioning Armanino to meet growing customer demand and enhance operational efficiency.
The project includes a full buildout and relocation process expected to span approximately 12 months, with the company targeting occupancy in mid-2027. The design-build is being led by ARCO/Murray, with FoodChem serving as the food production engineering partner.
The new Mountain House facility marks a significant milestone in the company’s long-term evolution. Located in the recently incorporated City of Mountain House, the project benefited from strong municipal coordination. City departments, including building and public works, worked closely with the project team to help streamline approvals and maintain a predictable development timeline. The Modesto Irrigation District (MID) also played a key role, providing early and reliable commitments for critical power infrastructure upgrades, an increasingly significant factor for large-scale industrial users in California.
Newmark Executive Managing Director Joe Fabian and Managing Director Zach Smith represented the tenant in lease negotiations.
