Lex Development acquired a 59.75 acre industrial land site located at 1800 River Park Way in Pocatello, ID. The property consists of two industrial zoned parcels and is currently improved with approximately 45.9k sf of office space and 11k sf of warehouse space.
Formerly a Hoku Materials manufacturing site, the property has undergone entitlement and planning work under current ownership and is positioned for future business park or owner user development. The site is participating in a brownfield development program, with a Phase I environmental assessment completed and no further action required.
The property is minutes from I-84 and in proximity to the Union Pacific rail line and the Eastern Idaho Railroad. The city is home to Idaho National Laboratory and Idaho State University’s nuclear engineering program, contributing to the region’s advanced technology and research presence.
CBRE’s Kurt Gregg, Tim Reid and Montana Carranza represented the seller, Portneuf Capital, in the transaction.
