Rexford Industrial Starts Work on 177k sf Industrial Project in Kearny Mesa

Rexford Industrial has begun work on a new 177.6k sf Class A industrial building in Kearny Mesa. The project, located at 9323 Balboa Ave, midway between Hwy 163 and I-15, is the only industrial building currently under construction in Central San Diego, underscoring sustained tenant demand for modern industrial space in infill locations.

The property will deliver approximately 166.7k sf of warehouse space and 10.8k sf of office space, featuring 36 foot clear height, 24 dock high loading doors, two grade level loading doors and 208 parking stalls. The building is designed to accommodate a wide range of industrial users seeking efficient, high clearance space in a supply constrained market.

The property will offer lower operating costs following LEED Gold and ESG building guidelines. Features will include solar production energy, EV charging stations, touchless plumbing, LED lighting, and TPO roofing with high solar reflectivity value.

The site provides immediate access to Interstate 15 and State Route 163, both which provide convenient connections to State Route 52, and Interstates 8 and 805, offering the most freeway centric location in all of San Diego County.

CBRE’s Bill Dolan, Ryan Sparks and Chris Pascale are leasing the property on behalf of Rexford. The freestanding industrial building is being marketed as a single tenant opportunity and is expected to be completed in the second quarter of 2027.
