Resort Development Opportunity Being Offered for Sale in Corpus Christi, Texas

Whitecap Resort, a shovel-ready 240-acre, amenity-driven coastal master-planned boating community located on North Padre Island in Corpus Christi, TX, is being offered for sale. The offering presents a rare opportunity for developers and investors to participate in the creation of a pedestrian-friendly town center designed to serve affluent resort and second-home buyers.

The development plan supports a diverse mix of uses, including a resort hotel with branded residences, residential and short-term rental communities, retail and entertainment offerings, and multifamily housing. The project is uniquely positioned to meet growing demand for high-quality coastal and fishing experiences along the Texas Gulf Coast.

The Avison Young team comprising Chris Kilcullen, Mike Kennedy, James Nelson, Erik Edeen and Michael Agnew is leading the marketing efforts on behalf of the developer, Ashlar Development.

According to Ashlar Development Principal and Senior Vice President Dan Hatten, the firm has completed significant infrastructure investments, making Whitecap Resort shovel-ready. He noted that canals have been completed, utilities are in place, and entitlements have been secured across all planned uses. Flexible parcel configurations enable the potential for single- or multi-developer acquisition opportunities.

A key anchor of the development is the $50 mil Whitecap Dry Stack Marina, now underway. This amenity is expected to differentiate the balance of the development and drive significant demand for hospitality and residential developers. Already completed are Heron’s Nest Café & Park, Pelican’s Landing Pool & Fitness Facility, and the Whitecap Preserve bird habitat and trail system. Additionally, an early activation entertainment district is currently under construction.

Canal-front lots throughout the community offer direct boating access to the Gulf, with many parcels offered within mooring rights. Select homes are under construction, signaling early momentum and market validation.

Residential opportunities include 199 lots in Phase 1, along with townhome lots within the Mixed-Use District, and 420 additional lots in Phase 2. Short-term rental entitlements are already in place, providing flexibility for investors targeting vacation rental income.

On the hospitality front, Whitecap represents a market-making opportunity for a high-end resort hotel with branded residences. The destination is poised to attract visitors from major Texas metros seeking an elevated coastal experience centered around fishing, boating, beach recreation, and nature-based activities.
