Woodside Health purchased Greenfield MOB & ASC, a 29.8k sf medical outpatient building (MOB) and ambulatory surgery center (ASC) in Gilbert, AZ. Built in 2005, the property is located at 2450 East Guadalupe Rd, south of Hwy 60 and just east of Greenfield Rd, in a suburb of Phoenix.
The single-story, fully occupied, multi-tenanted facility is anchored by Mountain View Surgery Center Gilbert, a partnership between the physician owners and the leading ambulatory surgery center operator United Surgical Partners International (USPI), on a newly executed extension featuring three operating rooms. The highly active surgery center has an average monthly case volume between 300 to 325 cases. The remaining tenancy is leased to eight tenants offering diverse services such as podiatry, periodontics, mental and behavioral health, ophthalmology, dentistry, pediatric therapy, pharmaceutical, vascular and medical spa services creating an all-encompassing medical outpatient environment.
The Greenfield MOB & ASC is located at the high-traffic crossroads of North Greenfield Rd and East Guadalupe Rd, seeing around 27,155 vehicles per day. The property is less than 1.5 miles to US 60, providing access to a population of 355,069 within a five-mile radius of the property. The property boasts proximity to three acute care facilities within a seven-mile radius: Banner Gateway Medical Center (286 Beds), Dignity Health Mercy Gilbert Medical Center (197 Beds) and Dignity Health Arizona General Hospital (50 Beds).
