A 39k sf, Class A industrial property in Windsor, CO traded in an $11.2 mil ($287/sf) off-market transaction. The property, located at 7365 Greendale Rd, was acquired by NMF Greendale LLC from Prospect Station LLC as part of a 1031 exchange.
7365 Greendale Rd is a modern Class A industrial facility, featuring two overhead grade doors, one dock-high door, 20–24-foot clear heights, 3-phase 1,200-amp power and a 9k sf mezzanine. Because the property was designed with flexibility in mind, it was easily adapted to meet the tenant’s specific needs. Ample parking and efficient circulation support a variety of industrial uses. The building is fully sprinklered and offers light industrial zoning, making it suitable for a range of tenants seeking high-exposure, high-functionality space.
The building is fully leased to CPP Wind Engineering Consultants, a global firm specializing in wind tunnel testing, computer simulations and technical analyses that help architects and engineers optimize building performance. CPP Wind operates four atmospheric boundary layer wind tunnels worldwide, including two state-of-the-art recirculating tunnels housed in their advanced laboratory at this Windsor facility.
The property is centrally located in Northern Colorado with convenient access to I-25 and Hwy 34, providing excellent connectivity to Fort Collins, Loveland, Greeley and the greater Denver metro area. Nearby business parks, subdivisions and regional amenities further enhance the location’s appeal for industrial users and investors seeking accessibility and visibility in a growing market.
Cushman & Wakefield’s Travis Ackerman represented the seller, while Standard Commercial’s Ian Clagstone represented the buyer.
"We continue to see demand for premier industrial assets in Northern Colorado,” said Ackerman. "The property’s full occupancy further shows the appeal of high-quality, specialized tenants in today’s investment market. The off-market nature of this deal and its successful execution further demonstrate the strength and resilience of the industrial sector in this region."
