Inland Empire Distribution Facility Sells for Over $30 Mil

In Fontana, a 113.9k sf, Class A industrial distribution building sold for $30.2 mil, or $265/sf. The property is located at 6260 Mango Ave, north of the 210 Fwy and just east of Sierra Ave.

The newly constructed facility offers easy access to several primary freeways including I-210, I-10, I-15, and SR 60, as well as the Ports of Los Angeles and Long Beach and nearby Ontario International Airport. Features of the property include 32-foot clear height, 19 dock-high doors, and options for expandable power.

DAUM’s Executive Vice President Noah Samarin, First Vice President David Gores, and Vice President Gary Womack represented the private seller, Magellan Value Partners, in the sales transaction. DAUM’s Executive Vice President Steve Haston, along with LA Commercial’s Executive Vice President John Lasiter, repped the buyer. The end user is an apparel distribution company based out of New Jersey.

According to DAUM Commercial, the Inland Empire, including San Bernardino County, continued to demonstrate solid fundamentals in the face of evolving market conditions. The region recorded positive net absorption, driven by continued demand for modern logistics and distribution space, while average asking rents remained stable, reflecting ongoing interest from occupiers seeking cost-efficient industrial facilities. Vacancy and availability rates rose moderately as new deliveries entered the market, yet broad tenant demand for large-format product and the limited nature of new speculative construction pointed to a balanced transition toward normalized conditions.
