The Judson, a 60-unit historic building in downtown Los Angeles, sold for $14.75 mil ($245.8k/unit). The building is located at 424 S Broadway, within downtown’s Historic Core District.
The building was originally constructed in 1906 and reimagined in 2006 through an $11 mil gut renovation, adaptive reuse, and restoration led by David Lawrence Gray Architects. It underwent a complete transformation from an obsolete office building into a collection of sleek, contemporary loft-style residences. The renovation included full replacement of all electrical, mechanical, and plumbing systems, upgraded seismic retrofitting, and the addition of air conditioning, new decks, and a rooftop spa and garden offering panoramic city views.
Kidder Mathews Executive Vice President Darin Beebower and Associate Dakoda Iversen represented the seller. The buyer was repped by Steven Bae and Jeannie Lee. The transaction marks the first sale of an adaptive reuse building in Downtown Los Angeles in three years. According to Beebower, the deal faced a number of complications, including title issues, parking covenant uncertainty, Mills Act discrepancies, ALTA survey inconsistencies and currency fluctuations.
