Sword Industrial Partners has acquired Braniff Park West, a two-building, 261.7k sf infill warehouse/distribution park in Tulsa, OK, for $20 mil ($76/sf). The asset is located at 10568-10590 East Pine St in the city’s northeast area.
The park offers suites ranging from 11k sf to 82k sf. It is currently 89% leased to diverse industrial and logistics tenants such as HSM Transportation, Forward Air and Ramsey Industries. Offering exceptional regional connectivity, Braniff Park West fronts Hwy 169 with immediate access from the Pine Ave interchange, is proximate to the I-244/I-44 corridor and less than five minutes from Tulsa International Airport.
CBRE's Troy Gudgel and Terry Payne advised the seller, a private local partnership, in the transaction. Sword Industrial Partners, with nearly $100 mil in assets its first year, was formed by MAG Capital Partners in 2025 to pursue multi-tenant infill industrial properties in the Western U.S.
