AEW Capital Management acquired the South Reno Industrial Portfolio, a three-building industrial campus totaling approximately 392.9k sf at 12910, 12920 and 12930 Old Virginia Road in Reno. The campus was sold by WHI and McKenzie Properties.
The South Reno Industrial Portfolio consists of three concrete tilt-up buildings: Building A at 12910 Old Virginia Road totals 126.9k sf with 30-foot clear height and 21 dock-high doors; Building B at 12920 Old Virginia Road totals 124.6k sf with 24-foot clear height and 19 dock-high doors; and Building C at 12930 Old Virginia Road totals 141.4k sf with 32-foot clear height and 19 dock-high doors.
The campus spans nearly 20 acres and provides a total of 479 auto parking stalls, generous loading courts and robust power capacity. Each building features flexible demising options, modern office buildouts and energy-efficient systems. The portfolio was 92% leased at the time of sale to a diverse mix of tenants from logistics, advanced manufacturing and eCommerce sectors.
Located in the established South Reno submarket, the property offers immediate access to I-580 and is situated just 15 minutes from Reno-Tahoe International Airport. The site benefits from direct freeway frontage, proximity to major logistics providers and seamless connectivity to I-80, U.S. Route 395 and other key regional arteries. The portfolio’s infill location provides tenants with efficient access to both regional and national distribution networks, while also offering employees convenient commutes and access to Reno’s growing amenities, outdoor recreation and vibrant urban core.
Cushman & Wakefield’s Industrial Advisory Team, including Will Strong, Michael Matchett, Molly Miller, Jack Stamets, Madeline Warren, Jeff Chiate, Rick Ellison, Matthew Leuopold and Aubrie Monahan, partnered with the firm’s Mike Nevis and Shawn Jaenson to represent the sellers and procure the buyer in the transaction. The price was not given out.
“The South Reno Industrial Portfolio stands out for its modern construction, diversified tenant base and strategic location with immediate access to I-580,” said Strong. “Investors recognize the long-term value and income stability that best-in-class industrial developments like this provide, especially as Reno continues to solidify its position as a leading Western U.S. distribution hub.”
