We’ve got two leases totaling 80.1k sf of space to report at 1720 Lakepointe Drive in Lewisville, TX. The single-story structure sits on 9.67 acres. The property is part of Corporate Pointe, a two-building project that includes 401 E Corporate Drive, an 82.9k sf building that is currently 90% occupied.
The transactions include a new lease with Prime Controls for 49.7k sf and a lease renewal with BayMark Health Services for 30.4k sf. With these latest deals, the building is 100% occupied.
The office/flex property provides direct outside access for each tenant suite and is located one block east of Interstate 35E. It is centrally located within the Dallas-Fort Worth area and is just eight miles from DFW Airport. There are more than 80 restaurants and over 100 retail options within a two-mile radius of Corporate Pointe.
Avison Young Vice President Michael Bowles, who is based in the Dallas office, represented the owner of Corporate Pointe, GL Corporate Pointe LP, in both transactions.
According to Bowles, Lewisville continues to be a desirable location for many businesses as it offers users a strategic location, lower costs compared to the Dallas CBD, and a favorable quality of life. Additionally, it is positioned near DFW Airport and provides access to a deep labor pool, modern infrastructure, and a growing, vibrant community that helps companies attract and retain top talent.
Following are details for each lease:
• Prime Controls, an industrial equipment supplier, was in need of additional space for its 250 employees and selected 1720 Lakepointe based on the proximity to its current spaces, which are next door and across the street. The company was represented by Eric Crutchfield of Stream Realty.
• BayMark Health Services, North America's largest provider of medication-assisted treatment for substance use disorders, is planning on embarking on some interior upgrades and improvements as testimony to its long-term commitment to the location. The company was represented by Jeff Eiting of Site Selection Group.
