A 111.6k sf property encompassing a warehouse building and a two-story office building in San Dimas, CA traded hands in a recent $30.5 mil ($273/sf) owner/user purchase. The buyer, HiRel Connectors Inc, has over 300 skilled employees who will occupy the facility.
Eric Burney, SIOR and Josh Burney with DAUM Commercial Real Estate Services represented the buyer in the transaction. According to Burney, the company focused on this San Dimas property because of its proximity to their existing operations, upgraded warehouse space, high-image office and abundant parking to meet their requirements.
Burney tells us that the buyer was initially outbid by the largest e-commerce company, who had 60 days to close. DAUM negotiated a binding back-up position at the price their buyer originally offered, almost $5 mil less than the current buyer had offered. Fast forward 60 days, the e-commerce company did not perform, HiRel Connectors exercised its binding back-up offer and closed within 18 days.
RDS Investment of Beverly Hills was the seller in this transaction. RDS was represented by Shadd Walker, SIOR and Ian Gilbert of Colliers. RDS went on to use its funds from the San Dimas sale to complete a 1031 exchange.
