Westcore purchased a 160k sf distribution building in Fort Worth, TX. Acquisition of the value-add asset included a one-year sale leaseback.
After closing this acquisition, Westcore has now assumed full ownership of the North Quarter 35 Business Park, a 645k sf, Class A industrial campus on approximately 40 acres. Westcore previously acquired three existing buildings of North Quarter 35 in 2023.
Located at 2600 Graham Cracker Drive, at the convergence of the Meacham/Fossil Creek and NE Tarrant/Alliance submarkets, the building sits on 9.33 acres of land. It has 32-foot clear height, 35 dock-high doors, two grade-level doors, 185-foot truck courts, 21 trailer stalls and 4,000 amps of power. The property features multiple points of ingress and egress off Golden Triangle Boulevard and North Highway.
North Quarter 35 serves both the Fort Worth and Dallas central business districts via multiple thoroughfares. It is strategically located adjacent to the I-35W Corridor and near several major regional arteries, including State Highway 114, State Highway 170 and U.S. Route 377. The property sits just six miles from the I- 820 Loop, seven miles from Alliance Airport, 11 miles from Fort Worth Meacham International Airport, 12 miles from downtown Fort Worth and 37.5 miles from downtown Dallas.
Upon expiration, Westcore will demise this building into two suites, targeting smaller tenants. It will also make improvements to the landscaping and exterior finishes to enhance environmental quality and curb appeal.
