Decker-Goetsch Properties has purchased a 2.29-acre industrial development site located on Dupont Court in the city of Ventura for $2.4 mil ($24/sf). The buyer, a regional development company, plans to develop a 43k sf, Class A industrial building on the site, with estimated delivery in the first quarter of 2027.
Situated in a sought-after business park at 4500 Dupont Court, the site offers a rare infill opportunity in a coastal, supply-constrained industrial market. The property overlooks surrounding agricultural land and is approximately 30 miles from Santa Barbara and 60 miles from downtown Los Angeles.
Once delivered, the project will be the first new Class A light industrial building developed within the City of Ventura in nearly a decade, reflecting continued demand from experienced developers for high-quality industrial space in infill West Ventura County locations.
Bentley McKean, CCIM, and Jeffrey Crocker of Kidder Mathews represented both the buyer and seller, a local private property owner, in the transaction. Kidder Mathews will continue to work with the developer to identify an end user for the property through a sale or lease.
