A single-tenant, 7-Eleven/car wash property in Flagstaff, AZ traded hands in a recent, $8.43 mil ground lease sale. The property, sitting on a little over one acre at 1010 North Country Club Drive, contains a 3.7k sf store and a 1k sf car wash.
The property features an absolute triple-net lease with 12 years remaining. Situated just south of Interstate 40, the site includes 12 fueling stations and a car wash, drawing consistent traffic from both residents and interstate travelers.
Viking Properties VII LLC, a California-based farming family, acquired the property in an all-cash transaction. CBRE’s Ben Farthing and Owen Littrell represented both parties, two private capital investors based in Tucson, in the deal.
