Albany Road Real Estate Partners LLC purchased Paradiso, a two-story, 59.4k sf multi-tenant medical office building in Scottsdale, AZ, for $13.3 mil ($224/sf). The property, located at 11000 North Scottsdale Rd, was sold by Mark IV Capital Properties.
The two-story property features a large central courtyard with decorative fountains and seating areas, private entrances and balconies, covered breezeways, patios off several ground floor suites and full-length storefront windows.
Paradiso is ideally located at the gateway to Paradise Valley, at the convergence of four of the Valley’s most prestigious residential communities: Paradise Valley, Gainey Ranch, McCormick Ranch and Scottsdale Ranch. The property is situated near the intersection of Shea Blvd and Scottsdale Rd, one of the Valley’s most prominent intersections, known for its concentration of high-quality retail, dining and entertainment amenities.
Cushman & Wakefield’s Capital Markets team of Eric Wichterman, Alexandra Loye, Chris Toci and Mike Coover represented the seller in the transaction. Wichterman noted that the property’s small suite configuration, private entrances and outdoor spaces are especially attractive to today’s medical tenants seeking flexibility and a patient-friendly environment.
