Mountain Shadows Plaza, a 77.7k sf, multi-tenant retail center in the northern Bay Area, traded for $17.7 mil ($228/sf). The property sits on 7.45 acres at 901, 941, 967 and 968 Golf Course Dr in Rohnert Park, a city in Sonoma County.
The five-building property was 97% occupied at the close of escrow with its largest tenant being Walmart Neighborhood Market, as well as Starbucks and Anytime Fitness, among others.
Mountain Shadows Plaza is well-located just two miles from Sonoma State University. The property is within an affluent trade area with and average household income of $141,000 within a one-mile radius.
John Redfield and Joe Chichester with SRS Capital Markets represented the seller, a special purpose vehicle controlled by Oak Cap Ventures LLC (OCV).
“This transaction delivered an excellent sale price for the seller, who had acquired the asset and enhanced its value through improved operations, strategic leasing, and planned an expansion of the existing strong-performing Walmart Neighborhood Market anchor,” said Redfield. “The buyer, a private syndicator, was attracted to the location, the tenant mix, and the stability provided by the investment-grade grocery anchor.”
