In a recent retail trade in Arizona, Coldwater Springs Promenade, a 35.6k sf neighborhood retail center in Avondale, was purchased by LFIG Holdings LLC for $6.43 mil ($182/sf).
Located at 200–210 N. Avondale Blvd, Coldwater Springs Promenade is a fully leased retail center anchored by Planet Fitness. Other tenants include Sassy Nail Spa, Oscar’s Barber Shop, Picossitos, Metro PCS, Casa De Plata, and Hounds Town USA. The center benefits from visibility along Avondale Boulevard and Van Buren Street. The intersection sees more than 43,000 vehicles per day, according to CBRE research.
The retail center is situated within the West Valley’s BLVD District, one of the most dynamic growth corridors in the region. It has experienced sustained growth, with more than 20.5 msf of industrial space, 8,300 new homes, and 9,900 multifamily units delivered within five miles since 2020, contributing to strong tenant demand and increased daily traffic, according to CBRE research.
CBRE’s Alex Kozakov, Patrick Wade, Michael Hackett, and Ryan Schubert represented the seller, a local private investor, in the transaction.
