Alterra IOS acquired 13.89-acre industrial outdoor storage facility in the Eastern Inland Empire submarket of Riverside. The property, located at 1595-1600 Columbia Ave, was sold by Greenlaw Partners.
The property contains 13 structures totaling 54.6k of space. Additional unique features include dual BNSF and Union Pacific rail access, making it distinct from an IOS standpoint. It is 100% leased to one of the largest privately held building materials suppliers in the U.S.
As one of the few IOS facilities in the region with dual rail service, the property offers seamless access to Southern California’s primary logistics corridors, including the I-215, I-91, and I-10 Freeways. The site’s strategic Riverside location provides proximity to regional distribution hubs, the Ports of Los Angeles and Long Beach, as well as major population centers across Southern California.
