In a recent office property buy out of the western San Fernando Valley, S&G Properties Management LLC paid $10.05 mil for a three-story 62.2k sf ($162/sf) building in the Warner Center/Woodland Hills area.
The property is located at 5550 Topanga Canyon Blvd, between the 101 Fwy and Burbank Blvd. The building is situated central to the area’s main retail and business district with an abundance of restaurants and hotels, along with a thriving business community of local, regional and national services firms.
The buyer plans to occupy a portion of the building for its company, Citiguard, which is a leading security guard company in California. It will also invest capital into the building to renovate the interior and exterior as well as create on-site amenities to attract top tier tenants.
Darren Casamassima, Scott Romick and Jay Rubin with Lee & Associates LA North/Ventura, represented the buyer in the deal. The team will also oversee leasing of the property moving forward.
