Therma LLC inked a full-building lease for 212.7k sf of space at the San Jose Logistics Center in San Jose. Terms of the deal were not disclosed.
Located at 650 N King Road, the property has 36 ft clear heights, 27 dock-high doors, two grade-level doors, ample trailer parking and zoned for light industrial use. The San Jose Logistics Center is within two miles of Interstate 680, Highway 101 and the Berryessa BART station.
CBRE’s Chip Sutherland and Brian Matteoni represented the owner, an Ares Real Estate fund. Ares Industrial Management, a leading owner and operator of logistics facilities, manages the property.
Industrial leasing activity in Silicon Valley increased in the second quarter this year to 2.23 msf, up from 2.17 msf in Q1 2025, according to CBRE Research. This is the highest level of leasing activity since Q3 2021, when 2.67 msf was leased. About 40% of the deals signed in Q3 were 100,000 square feet or greater.
