MCA Realty Spends $6.5 Mil on North Las Vegas Industrial Asset

In a Vegas-area industrial buy, MCA Realty purchased a 31.2k sf, single-tenant industrial building for $6.53 mil ($209/sf). MCA acquired the asset, located at 4700 N. Mitchell St, through its MCA Realty Industrial Growth Fund II.

Prior to closing escrow, MedicWest Ambulance, a subsidiary of Global Medical Response (GMR) signed a 12-year lease for the entire building. MCA Realty will rebrand the property and make extensive improvements in collaboration with MedicWest Ambulance.

Built in 1989, 4700 N. Mitchell Street is ideally located in North Las Vegas just minutes from I-15 at the Craig Rd Interchange, providing convenient access to the entire Las Vegas MSA. The property features low site coverage, grade level loading and excess land for outdoor storage.

“We acquired the building with a plan to effectuate a lease with a long-term mission critical tenant. This lease allowed us to receive attractive debt terms and increase value” says Tyler Mattox, Principal at MCA Realty. “In the current investment environment, we are focused on acquiring properties where we can add value to the underlying real estate. We believe that the Las Vegas industrial market will remain a desirable investment location for the foreseeable future”.

Pat Marsh of Colliers - Vegas represented MCA Realty in the acquisition. The seller was repped by Eric Molfetta of Colliers – Vegas and the tenant was represented by Amy Chadick of Colliers – Dallas. MCA currently owns 16 industrial properties encompassing just under one million square feet in Las Vegas.
