Mohawk Office Center, two fully leased office buildings totaling 26.6k sf in Bakersfield, traded hands in a $4.7 mil ($177/sf) transaction. The buildings are located at 1100 Mohawk Ave and 5555 Truxtun Ave, just south of Hwy 58 and the Kern River.
Mohawk Office Center comprises a two-story, 19.7k sf building (1) at 1100 Mohawk Ave and a one-story, 6.9k sf building (2) at 5555 Truxton Ave. Both buildings were originally constructed in 1984, with Building 1 renovated in 2023 and Building 2 in 2013. The properties are situated on a combined lot size of 2.84 acres.
The Center is strategically located near major thoroughfares, providing excellent accessibility for tenants and visitors. The area is well served by public transportation and is in proximity to a variety of dining, retail and entertainment options.
Cushman & Wakefield’s Pat Thompson represented the seller, 1100 Mohawk Partnership. Alex Balfour and Scott Salters, also of Cushman & Wakefield, repped the buyers, VSI, LLC and Truxtun Holdings, LLC, in the transaction.
