Stos Partners acquired a 20.9k sf, infill industrial warehouse property in Phoenix in a $2.9 mil ($139/sf), off-market transaction. The property is located at 1746-1748 West Fillmore St, southeast of the I-10/I-17 interchange.
The property is less than one block from the BNSF Railway Phoenix Terminal and under two miles from Downtown Phoenix. Its central location provides tenants with exceptional access across the Phoenix metropolitan statistical area (MSA), with most of the Valley reachable within a 45-minute drive and Phoenix Sky Harbor International Airport approximately 15 minutes away.
The freestanding warehouse features 20-foot clear height, secured yard space, and flexible layouts suitable for one or two tenants. It also offers rare dual loading options for its size, with two grade-level and two dock-high doors.
Stos Partners will immediately commence a capital improvements program that includes roof repairs, parking lot resurfacing, HVAC system upgrades, drought-tolerant landscaping, approximately 2k sf of new speculative office space, and comprehensive exterior and interior modernization, including interior and exterior paint and lighting upgrades.

The Fillmore Street acquisition follows Stos Partners’ recent purchase of 2229-2235 East Magnolia St, a 39.4k sf industrial facility in Phoenix’s Sky Harbor submarket, as the firm bolsters its investment portfolio in the Valley. Stos Partners’ total portfolio comprises 124 assets totaling nearly 5 msf across Southern California, Phoenix, Texas, Tennessee, Salt Lake City and Indiana.
