A 116.9k sf, institutional-quality multi-tenant office building in Phoenix was purchased for $10.05 mil ($86/sf) by a private investor. The property is located at 4645 E. Cotton Center Blvd, south of Phoenix Sky Harbor International Airport just off I-10.
Situated within the prestigious Cotton Corporate Center, the property underwent $9.4 mil in renovations and capital improvements over the past decade. It is strategically positioned to capitalize on Phoenix’s robust economic growth, offering unparalleled access, highly adaptable “plug-and-play” space, and proximity to a deep, skilled labor pool.
Chris Toci, Eric Wichterman, and Mike Coover of Cushman & Wakefield Phoenix represented the seller in the deal. Mike Bench with Voit Real Estate Service repped the buyer, PRH XXXXV LLC.
