A 26.5k sf industrial property in Henderson, NV landed a new owner in a $5.4 mil ($204/sf) deal. The property, located at 12 Sunset Way, is comprised of two freestanding buildings on a 1.93-acre lot.
Strategically located within the Green Valley Business Park, the property offers excellent access to major transportation corridors, including US-95 and the Interstate 11 interchange, and is just 6.2 miles from Harry Reid International Airport and seven miles from the Las Vegas Strip.
The buyer was a private investor. CBRE’s Tyler Ecklund represented the seller, NuVision Holdings LLC, in the transaction. According to Ecklund, the property is fully leased at below-market rates, offering immediate cash flow and strong upside potential.
