A 12k sf KinderCare property in Broomfield, CO was purchased by a Kansas City-based 1031 exchange investor in a $9.35 mil ($779/sf) deal. The newly constructed building sits on 1.42 acres at 1101 Spring Place, roughly 18 miles north of Denver.
KinderCare has signed a 15-year corporate-guaranteed, triple net lease for the property. Headquartered in Portland, KinderCare operates more than 2,400 locations in 40 states and is the nation’s largest private provider of child care.
Ryan Tomkins with SRS Capital Markets represented the seller, a Denver-based private developer. Tomkins pointed out that the KinderCare property offers the new owner a favorable combination of limited management responsibilities, a secure national tenant, and a brand-new long-term lease.
