DBR Engineering Consultants Inks 47k sf HQ Office Lease in Houston

DBR Engineering Consultants Inc signed a long-term, corporate HQ lease for 47.2k sf of office space in Houston. The space is located at 200 Westlake Park Blvd, commonly known as Four Westlake, which is a 20-story, Class A office tower in Houston’s Energy Corridor submarket.

DBR will be occupying the entire second floor with move-in of its approximately 100 employees anticipated for May 2026, after conducting extensive tenant improvements. The firm had been occupying 30.6k sf at 9990 Richmond Ave and with this relocation is also expanding into an additional 16.5k sf, a 54% increase for its new space.

Located in the coveted Energy Corridor, Four Westlake – which is comparable to a downtown Houston trophy tower – recently underwent $15 mil in ground floor renovations including the building lobby, fitness center, conference center, dining facility and the addition of a coffee bar.

Founded in 1972, DBR has evolved into a premier MEP engineering firm in Texas, providing mechanical, electrical, and plumbing engineering services, as well as building commissioning, integrated technology, and security system consulting.

Anthony Squillante and Dustin Devine with Avison Young represented the tenant. The landlord was repped by Tyler Garrett & Matt Pruitt of JLL. Terms of the lease were not disclosed.

“DBR will be the first tenant to occupy space in this building post-renovation as it was completely vacant and is now in the midst of a lease-up process,” commented Devine. “As a result of these extensive renovations, it is like DBR is relocating to a brand-new building. This move is yet another example of the flight-to-quality trends that have been driving the Houston office market for the last several years.”
