Manteca Golf & Tennis Villas, a 56-unit apartment community in the Central Valley city of Manteca, was purchased for $15.6 mil ($278.5k/unit) by a 1031 exchange investor.
The property, located at 367 North Union Rd, is adjacent to Manteca Park Golf Course. It offers convenient access to the Promenade Shops at Orchard Valley, with in-demand retailers like Bass Pro Shops, Costco, and Banana Republic, and the Great Wolf Lodge, a family-oriented resort and waterpark.
The buyer was repped by Adam Levin, Robert Johnston, and Joshua Velo with Levin Johnston. According to Johnston, the buyer was looking to reinvest proceeds from the sale of a smaller legacy asset in a supply-constrained Central Coast city. Manteca Golf & Tennis Villas allowes the buyer to benefit from the scale and quality of a larger property where all units had recently undergone a full interior renovation.
Over the past decade, Manteca’s population has experienced the largest annual increases year-over-year in San Joaquin County. According to the U.S. Census Bureau, the median household income in 2023 was $94,718. The wider region is also witnessing significant residential expansion, including nearby Lathrop, which has nearly doubled its housing units from 2020 to 2025. With strong rental absorption, a median monthly rent exceeding $1,900, and strategic access to Bay Area employment centers via I-5 and Highway 99, Manteca provides a blend of stability and potential in a supply-constrained housing market.
