We’ve learned that an 811-acre ranch property located just outside of Golden, CO has been listed for sale. This unique property, owned by the Ladwig family since 1911, offers tremendous development potential and is one of the few remaining large parcels available along the Front Range. The property is priced at $14.85 mil, equating to just over $18k per acre.
The property, known as The Golden Front Range Land, is zoned A-2, allowing for residential development with a minimum lot size of 10 acres, although cluster development is a likely option given the terrain. It consists of two separate adjoining parcels totaling 811 acres.
The property features diverse terrain, including tree-covered areas and open spaces, and is adjacent to the 4,000-acre White Ranch Park, part of Jefferson County’s Open Space. The land is suitable for various uses, including open space, residential development or other commercial uses permitted under the A-2 zoning.
Located just west of the Highway 93 exit at Pine Ridge Rd, the property offers easy access to major transportation routes. The road into the property follows Cressman’s Gulch, providing a scenic drive up to the higher ground on the west side.
Cushman & Wakefield’s Trevor Brown, Joey Dybevik and Michael Kboudi are marketing the property for sale on behalf of the Ladwig family.
"This property offers a rare opportunity to own a substantial piece of land with quick access to the mountains, just 20 minutes from Downtown Denver," said Brown. "Its proximity to Denver International Airport and the breathtaking views of the Front Range make it an exceptional investment."
