Peppertree Plaza, a 51k sf shopping center in Fresno, was purchased by an LA-based private investor in a $6.68 mil ($131/sf) transaction. The asset, located at 2745-2787 West Shaw Ave, was sold by a Bay Area private investor in an all-cash 1031 exchange deal.
The shopping center is situated at the signalized intersection of Shaw and Marks Avenues, which is one of Fresno’s busiest retail corners with visibility to an average of 72,400 +/- cars per day.
The center is 87% leased and is comprised of five shop and pad buildings that are home to a variety of established service and restaurant users including Outback Steakhouse, Deli Delicious, Marion’s Mexican Restaurant, Pijja Paradise Pizza & Arcade, Ocean Dental Group, FastSigns, State Bank of India and many other essential services.
Nearby national retailers include Target, Walmart, CVS, Home Depot, Dick’s Sporting Goods and others providing excellent retail synergy which is further enhanced by Peppertree Plaza’s 860+/- feet of unobstructed frontage and two pylon signs. Within a 3-mile radius there are over 147,000 people with an average household income of $107,700.
