BH Properties has purchased The Cannery, a 104.2k sf, brick-and-timber office campus in the heart of downtown Campbell. The property is located at 300 Orchard City Dr, just west of Hwy 17, about seven miles southwest of San Jose. The price was not given out.
Originally constructed in the late 1800’s as a fruit cannery, The Cannery underwent a $19.2 mil renovation completed in 2023. Improvements included seismic upgrades, façade enhancements, modern HVAC systems, and the creation of a landscaped outdoor amenity area, blending industrial character with modern tenant expectations.
The property is 22% leased to a diverse mix of tenants, with available suites ranging from 1,.3k sf to over 40k sf. The current weighted average lease term (WALT) is 2.9 years.
“The Cannery is a rare blend of history, design, and location,” said Jim Brooks, President of BH Properties. “It’s one of the few brick-and-timber campuses in Silicon Valley and offers tenants a distinctive experience in a walkable, amenity-rich environment.”
Located steps from the shops and restaurants along East Campbell Ave and a short walk to the VTA Light Rail station, The Cannery benefits from strong regional access and proximity to executive housing, including nearby San Jose and Saratoga. The campus offers tenants generous window lines, high ceilings, and flexible floor plates, with convenient access to parking and transit.
The seller was represented by Newmark’s Silicon Valley Capital Markets team, including Steven Golubchik, Edmund Najera, Darren Hollak, Francesca Zappula, and Brendan Raney.
