San Francisco-based Blox Ventures has acquired a 97.9k sf, three building R&D campus on 7.34 acres situated between the global headquarters of both Google and Intuit along US 101 in the Bay Area city of Mountain View. The property, located at 2400–2450 Bayshore Pkwy and 2425 Garcia Ave, was purchased for $11 mil, or $112/sf.
Originally home to Google’s first Mountain View offices, the campus later hosted leading-edge robotics and R&D -- such as Verily and Verb Surgical, a joint venture with Johnson & Johnson – as well as related professional office space. Located within one of Silicon Valley’s most supply-constrained submarkets -- as vacancy rates in Mountain View hover at 1% -- the property offers state-of-the-art infrastructure and robust power that is ideally suited for these AI, robotics, and other advanced technology users.
The property also benefits from its location within the area known as the North Bayshore Precise Plan, a critical initiative adopted by the City of Mountain View in 2023 seeking to transform a 153-acre redevelopment. The plan will allow up to 7,000 new homes, 26 acres of public park space, 11 acres of publicly accessible private open space, and extensive pedestrian and bicycle infrastructure. It also includes plans for more retail than currently exists in the entirety of downtown Mountain View, creating a new, more vibrant retail and mixed-use node in North Bayshore that is already underway.
In addition, the campus borders one of Silicon Valley’s largest recreational corridors, featuring soccer and baseball fields, 750 acres of preserved open space, Shoreline Park, Shoreline Lake, Shoreline Golf Links, and the Baylands Nature Preserve with miles of scenic trails.
The acquisition underscores Blox Ventures’ strategic focus on investing in dynamic communities with strong growth potential. The company is evaluating the site’s potential for increasing the residential supply and supporting the increasing demand for housing in the immediate area.
