Pine Creek Business Park, a 152.9k sf, industrial/flex business park in the north Bay Area city of Santa Rosa, was acquired for $23.5 mil ($154/sf) by MKD Investments L.P., a family limited partnership. The property is located at 3350-3360 Coffey Lane, just west of Hwy 101.
Pine Creek Business Park comprises six freestanding, multi-tenant buildings on separate parcels that range between 20k sf to 31k sf. The flex buildings are leased to several tenants representing a variety of industries. Additionally, many of the buildings are also equipped with floor drains and wine making infrastructure, docks and insulation.
Cushman & Wakefield’s Trevor Buck represented the buyer and the seller, Pine Creek Properties, in the off-market transaction. The sale represents the first time that the property has traded hands since it was first built in 1990.
“Originally developed and owned by the same entity for the last 35 years, this is a very well-maintained industrial investment asset in the desirable and scenic North Bay Area, one of the most renowned wine regions in the world,” noted Buck. “With the building currently leased at below market rents, this is also an attractive value-add opportunity for the buyer.”
