Portland’s Iconic ‘Schoolhouse Factory Building’ is Brought to Market for Lease or Sale

The Schoolhouse Factory Building, a historic and architecturally iconic structure located at 2181 NW Nicolai Street in Portland, OR, is coming to market for lease or sale. For years, the prominent four-story 125k sf building, including a basement, has served as the headquarters, showroom, and manufacturing facility for Schoolhouse Electric, one of Portland’s most beloved and nationally recognized design brands. The property offers an easily accessible and amenitized centralized close-in location that adjoins the burgeoning Slabtown neighborhood.

Cushman & Wakefield’s Brad Carnese is leading the marketing efforts for the property, which is being offered for lease or sale. The team is primarily targeting tenants or owner/occupants.

“This is a special and timeless headquarters facility designed for a variety of creative uses, including its historic nature for creators, makers, artisans, and more. The property has been a treasured part of Portland’s proud business and architectural past, and we expect it will continue to serve as an adored part of the city’s future built environment,” commented Carnese.

Originally built in 1910 and designed by renowned architect John Virginius Bennes, the building is listed on the National Register of Historic Places as the Pacific Hardware & Steel Company Warehouse. The current owner has also made significant capital improvements to seamlessly blend contemporary design elements for a cool and trendy space in a classical and vintage Portland environment. The building features several upgrades including a modern ground floor café with large open retail store, revamped quality office space on multiple floors, three elevators for easy access traversing all floors, and more.

Schoolhouse Electric, founded in 2003, has been a landmark trailblazer in American lighting and home goods. Their mission — to create new-generation heirlooms — has been deeply tied to this physical space, which has become emblematic of Portland’s design-forward, hands-on spirit. Along with its own originals, Schoolhouse also proudly collaborates with other talented makers, artists and craftspeople outside its walls to offer an eclectic assortment of quality, one-of-a-kind goods with stories of their own.
