Entrada Partners Picks Up 70-Unit Student Housing Community in Austin, TX

Entrada Partners has acquired 24Longview – a 70-unit, 243-bed, student housing community in Austin, TX. The property is located at 2401 Longview St, east of Hwy 1 and adjacent to the University of Texas at Austin. This is Entrada Partners’ second student housing acquisition as the company is currently focused on growing a portfolio of value-add multifamily and student housing properties in core markets throughout the Sunbelt.

The property – which has received only minor improvements since initial construction in 2012 – features a mix of one-, two-, three-, and four-bedroom floorplans in addition to a full amenity package including on-site secure parking, a fitness center, and pool area. Future renovations call for a new leasing office, study rooms, and remodeled lounge area.

Kent Myers and Jordan Featherston of Institutional Property Advisors represented the seller in the transaction. De’On Collins, Jayme Nelson, and Samantha Jay of JLL Capital Markets assisted the buyer with financing. The Preiss Company will oversee the management of the property, and Forge Constructors will oversee the renovation on behalf of Entrada Partners.

“Given the vintage, the asset is well suited for in-unit renovations and common area enhancements that will deliver a more appealing product to UT students living in West Campus,” commented Josh Bar-Yadin, one of Entrada’s principals. “Additionally, we expect our planned improvements will offer students in West Campus one of the best values for the price point in the submarket.” The property’s location benefits residents due to its proximity to campus, The Shoal Creek Trail, and greater Downtown Austin.
