R.D. Olson Development is set to begin a significant expansion of its Lido House Hotel, a 130-room, 100k sf hotel property in Newport Beach that also includes five private, three-story cottages. The expansion will include the construction of five additional cottages, along with expanding meeting rooms and adding The Cotton Pavillion, a new 600 sf event space. The work is being done by R.D. Olson Construction.
The property, operated by Marriott as part of its Autograph Collection portfolio, is located at 3300 Newport Blvd, just west of Hwy 1 at the northern end of the Newport Beach Peninsula. Existing amenities at the hotel include: The Mayor’s Table Pacific Pub & Kitchen – a signature restaurant; Topside – Newport Beach’s only rooftop bar; a full-service spa & saltwater pool; and expansive event and meeting spaces.
The expansion of Lido House will be conducted in three phases. First will be the demolition of an old fire station on the property that has remained vacant for years. Concurrently, construction will begin on the Glass Pavilion building, the meeting space addition and private dining space at the Mayor’s Table Restaurant. Lastly, the new cottages building will be constructed, with the entire expansion project slated for completion by summer of 2026.
The existing private cottages, tucked behind the main building, range in size from 1.1k sf – 1.5k sf. They easily accommodate large parties like wedding guests, milestone events, offering numerous amenities including rooftop terraces and fireplaces, exterior lounges with ocean views, private indoor sunrooms, fully equipped kitchens, among others. Each cottage is also named after local islands and takes design inspiration from nautical surroundings.
Construction of the five new cottages will emulate the style of the existing cottages. They will all be constructed under one structure with wood framing, board and batten siding, standing seam roofs, copulas and open roof decks while maintaining Lido House’s contemporary Cape Cod Style Architecture. These new cottages will total roughly 9.5k sf with similar residential coastal feel and amenities of the original cottages.
The main challenge R.D. Olson Construction will face is discreetly performing construction while the hotel is fully operating. The firm is well versed in limiting operational disruptions during expansion projects; To ensure no interruptions take place, the firm will place eight-foot temporary walls, acoustical insulation and will coordinate construction at certain times to ensure no meetings or events are disrupted.
Though Lido House opened in 2018, its significance comes from its deep ties to Newport Beach’s history and prime location on the former Newport Beach City Hall site. The city hall served the community for over 50 years before relocating in 2013. R.D. Olson Development won the bid to transform this historic site into a boutique luxury hotel that blends Newport Beach’s nautical heritage with modern luxury.
The old Newport Beach Fire Station No. 2, which once stood on the site, was preserved and repurposed as part of the hotel’s design. Instead of demolishing the fire station, its historical elements were integrated into the hotel, paying homage to the city’s legacy.
Additional partners on the project include The Warner Group Architects Inc, NBR Architects, MD&R Architects (cottage phase), Praxis Engineering (structural engineering), Tait & Associates (civil engineering), MEC Consulting (mechanical engineering), and Ridge Landscape Architects.
