Iconic Tucson Truck Terminal Property Offered for Sale at $10 Mil

A piece of Arizona history is now up for sale. The iconic Tucson Truck Terminal (TTT), also known as the “truck stop,” a landmark just outside of Tucson that has served travelers, truckers, and locals for over 70 years, has officially hit the market. Known for its colorful history, appearances in movies, and music videos, the 36.3k sf property is marking the end of an era for the family that has owned and operated it for generations.

The property, located at 5451 E Benson Hwy, includes a vacant convenience store, truck wash, and travel center. It is on approximately 11 acres of versatile commercial space that features a range of amenities including a full-service restaurant and bar, showers, motel rooms, tire storage building, truck wash, and retail store. There are also 185 parking spots. The property’s value is enhanced by recently installed underground fuel storage tanks and planned ADOT road improvements.

Established at this location in 1967, the Triple T Truck Stop has been a staple along Interstate 10 attracting a loyal following with its authentic charm, classic diner, fuel services, and unique roadside retail. Its frontage road neon signage, warm hospitality, and ties to the community have made it a must-visit destination for road trippers and a beloved gathering spot for truckers. Family member, J.J. Jakubik stated, “Almost everyone who grew up in Tucson has been to the Omar Hi-Way Chef restaurant for a late-night meal or a deep-dish hot apple pie after a long day at the rodeo or gem show.”

For the first time, the family behind this legendary establishment is offering a portion of the real estate and select stores on the property for sale. This decision opens the door for investors to reimagine its future while preserving its storied legacy.

Tyler Smith and Brad Douglass with Kidder Mathews are representing the sellers. The asking price for the listing is $10 mil.

Smith said, “The Triple T Truck Stop has been an iconic, family-owned business for over 70 years with a rich history in Tucson.” The sellers, a large, blended family, are no longer living in Tucson and are not able to be as ‘hands-on’ in day-to-day management as in the past.
