Bay Area Industrial Outdoor Storage Portfolio Acquired by Realterm in a $25 Mil Transaction

Realterm has purchased the Fremont Industrial Outdoor Storage (IOS) Portfolio, comprising two fully leased properties totaling 267.2k sf in the prime Fremont submarket of Silicon Valley, in a $25.875 mil deal. The portfolio consists of 5120-5170 Brandin Court, a 2.40-acre site, and 44533 S. Grimmer Blvd, a 3.73-acre site.

5120-5170 Brandin Court is fully leased to Herc Rentals, a leading equipment rental company. This property includes a 15.8k sf warehouse with 22-foot clear heights and four grade-level doors. 44533 S. Grimmer Boulevard is fully occupied by Hallcon Corporation, a transportation services provider. This facility features a 39.6k sf warehouse with 22-foot clear heights and five grade-level doors.

Both sites feature strategic infill locations along Interstate 880, providing superior connectivity to the Western U.S. and global economy. The properties are situated approximately 29-40 miles from Oakland and San Francisco, offering exceptional local and regional access to the greater Bay Area, with a population of over 8.3 million within a 50-mile radius.
