A California investor purchased Cartier Industrial Center, a 74.7k sf industrial building in North Las Vegas, for $17.34 mil ($232/sf) in an off-market trade. The single-tenant building, located at 2635 Lamb Blvd, is fully occupied by a beauty supply company.
Situated on just over four acres, the property was built in 2024 and features eight dock-loading doors, two grade-level doors, 30” clear height and 81 parking spaces. It is situated on the northwest corner of N. Lamb Blvd and E. Cartier Ave. It is also easily accessible to Interstates 15 and 215.
Chris Lexis, James Griffis and Joe Leavitt with Avison Young represented the 1031 exchange buyer in the deal. The seller was a local development group. According to Leavitt, the newly constructed building was recently leased.
