Ares Management LLC recently acquired Coffee Creek Logistics Center, a 110.5k sf, multi-tenant logistics facility in Sherwood, OR. The property was sold by LaSalle Investment Management.
Coffee Creek Logistics Center, located at 10680 SW Clutter Rd, was constructed in 2022 and offers a state-of-the-art logistics facility. The property features 30’ clear height, 20 dock-high doors, 130’ truck courts, LED lighting, and ESFR sprinklers. This facility is fully leased, providing a reliable and stable income opportunity for investors.
The project’s strategic location offers convenient access to I-5, which facilitates efficient transportation and connectivity, and is situated just 17 miles from Hillsboro, positioning it as a prime logistics hub in the region. This combination of factors not only enhances the facility's appeal but also underscores its potential for long-term growth and profitability in the logistics sector.
Paige Morgan and Brett Hartzell with CBRE National Partners West, along with local market experts Andy Kangas and Haakon Weinstein, represented the seller in the deal.
According to CBRE research, the Southwest submarket is the leading Portland industrial market with 8% year-over-year rent growth, low vacancies, and limited industrial land availability, with only 1% of the total submarket inventory currently under construction.
