Rockefeller Group Signs Three Tenants for 322k sf at New CO Industrial Project

There have been three leases totaling 322k sf of space signed recently at 25 Commerce Park, a three-building, 453.6k sf industrial park in Thornton, CO. Grey Wolf designed the project and Golden Triangle Construction is the general contractor.

The project, located at E. 152nd Ave and Washington St, is a development of Rockefeller Group. It provides quick access to I-25, the NW Parkway and E-470 and is just 17 minutes to Downtown Denver and 20 minutes to Boulder.

The three tenants include an international food production company that leased all of Building 3, containing 176k sf of distribution space. They will use the space for the manufacturing and storage of various food products.

Building 2 is also 100% leased, by two tenants - an audio-visual equipment supplier taking 121.7k sf in an expansion in Thornton and a manufacturer of breather technology and filtration products, who is leasing 24.6k sf. 25 Commerce Park has one building still available for lease, offering 131.3k sf with frontage on Grant St.

Todd Witty and Daniel Close of CBRE represented Rockefeller Group on the leases and are marketing the remaining space at the distribution park. The three deals bring the lease-up to 71% prior to construction completion.

25 Commerce Park is located in a Colorado Enterprise Zone (EZ), which is an area designed to promote a business-friendly environment by offering state income tax credits.

Gibbons-White Inc’s Chris Boston and Kegan McNutt represented the food company and originally selected eight different projects and buildings throughout the Denver metro and surrounding areas as potential locations for the company’s manufacturing site. Over time, the search was narrowed down to five locations before 25 Commerce Park was ultimately selected.
