Sutter Medical Plaza, a 143.2k sf medical outpatient building in Sacramento, was purchased by a fund sponsored by Hines. The property, located at 1625 Stockton Blvd, sits on a five-acre parcel near Sutter Medical Center.
The two-story facility was custom-built in 2009 by Boulder Associates, a leading healthcare design and architecture firm, to meet the specific requirements of the tenant, Sutter Health. Sutter Health recently renewed its lease, continuing its role as a center of excellence for pediatric outpatient care. The facility provides a range of pediatric subspecialties, along with on-site imaging and clinical laboratory services.
Strategically located within Sacramento’s Medical Triangle, Sutter Medical Plaza is in proximity to Sutter Medical Center Sacramento (523 beds), Mercy General Hospital (419 beds) and UC Davis Medical Center (646 beds), totaling 1,588 beds within a one-mile radius.
Chris Bodnar, Brannan Knott, Zack Holderman, Cole Reethof, Trent Jemmett and Jesse Greshin of CBRE U.S. Healthcare Capital Markets, in collaboration with Jason Goff from CBRE’s Sacramento Advisory and Transaction team, served as exclusive advisors to the seller.
“This well-designed facility caters to the growing pediatric population in Sacramento,” said Bodnar, Vice Chairman of U.S. Healthcare Capital Markets. "The investor was interested in acquiring a top-tier medical facility leased to a creditworthy tenant, with minimal management responsibilities.”
