Mark IV Capital’s recently constructed Building A, a Class A, 815.2k sf industrial asset at Victory Logistics District in Fernley, NV, has received Leadership in Energy and Environmental Design (LEED) certification from the U.S. Green Building Council. Regarded as the world’s most-used green building rating system, LEED “provides a framework for healthy, highly efficient, and cost-saving green buildings, which offer environmental, social and governance benefits,” and serve as “a globally recognized symbol of sustainability achievement,” according to the U.S. Green Building Council.
“Tenant demand for Class A industrial properties that prioritize sustainability continues,” says Mark IV’s President and CEO Evan Slavik. “By carefully implementing the sustainability features required to meet LEED certification, we are able to produce premium assets that provide lasting value, are excellent places to work, and result in attracting high-quality businesses as tenants. We consistently utilize premier standards in architecture, design, materials, and amenities to ensure that each investment is positioned for long-term success and sustainability.”
Victory Logistics District, a master planned development that spans 4,300 acres and will eventually encompass tens of millions of square feet of distribution, manufacturing, and data center space, is situated roughly 30 miles east of Reno, NV. According to Slavik, this project is one of the largest and most innovative developments of its kind in Northern Nevada and is anticipated to have a positive long-term impact on the local economy and regional job market.
Constructed as part of Phase I of Victory Logistics District, Building A was completed in 2022. Mark IV also recently completed Phase 2 of construction, which includes three Class A industrial buildings (Building B – 169k sf, Building C – 217k sf, and Building D-2 – 635k sf) totaling an additional 1 msf of developed space at the site. The firm intends to pursue LEED certification on future projects as new construction is completed. The three buildings constructed as part of Phase 2, have been submitted and are currently in the review process for achieving LEED certification.

Victory Logistics District will incorporate a mix of both speculative development and build-to-suit options, which can serve most tenants looking for industrial space. Likewise, a variety of lot and building sizes within Victory provides tenants with options for both their immediate requirements and future growth. The project also features sites that will offer direct rail service and intends to develop a transload facility to allow Victory tenants to receive the benefits of rail without needing a dedicated rail infrastructure to their site.
