One Seventy South Main, a 16-story Class A office tower totaling 260.3k sf in the heart of downtown Salt Lake City, UT, has seen a jump in recent leasing activity with four new signings for a combined 34.5k sf of space in the first half of this year. Ranging in size from 3k sf to 22.5k sf, the tower’s newest tenants include Tru Fru LLC, Fidelity National Title Company, Suitter Axland PLLC, and Utah Water Ways,Inc.
One Seventy South Main, located at 170 S Main St, is owned by Salt Lake City-based Fort Street Partners, which owns and manages over 1 msf of commercial office, medical, and retail space throughout Utah. The building features unique architecture and is thoughtfully angled to capture dramatic views of the Wasatch Mountains and the Great Salt Lake.
The tower recently underwent an extensive upgrade to its tenant amenity space during the second of half of 2023, including a new 100-person training room, full-service kitchen, tenant lounge/gaming area, quiet room/library, and an indoor bike storage. The building also features a fitness center, two restaurants and a UPS store all on site, adding to its allure for companies in downtown.
The building is walkable to several key downtown attractions including The City Creek Center, Eccles Theater, Capital Theater, UTA Trax stations, Gallivan Plaza and several area restaurants. It is also easily bikeable and near public transit and major freeways.
Downtown Salt Lake City is also just 10 minutes from the newly renovated Salt Lake City International Airport—which is currently under construction of Phase 3 as part of its multi-billion-dollar multi-phased expansion scheduled for full completion by 2026—and within 30 minutes to world-renowned skiing locations.
Mike Richmond and Dana Baird with Cushman & Wakefield lead marketing efforts for the property and represented the landlord in the quartet of lease signings.
