Drawbridge Realty has completed construction on 16705 Via Del Campo Court, an 80.7k sf, three-story, Class A office/R&D property in San Diego’s Rancho Bernardo submarket. The project is the first speculative office building to be constructed in the market in more than a decade. The project was designed by HED Architects and constructed by BN Builders.
The three-story building has large, efficient floor plates with 15’ floor-to-floor ceiling heights and expansive window lines to allow maximum natural light into workspaces. There is a large outdoor patio on the ground level and on the third floor and surface parking for over 300 vehicles.
16705 Via Del Campo Court is a five-minute drive from interchanges linking to Interstate 15. It is also just 10 minutes from major residential communities such as Carmel Mountain Ranch, and less than a 30-minute drive from downtown San Diego, La Jolla, and Torrey Pines. The building sits in a cul-de-sac location close to several recreational open spaces and is surrounded by buildings occupied by some of the county’s major employers including Petco headquarters, Northrop Grumman, Sony Electronics, and Broadcom.
Drawbridge began construction without pre-leasing in March 2022. Earlier this year, while the building was still under construction, Netherlands-based semiconductor manufacturer ASML (NASDAQ: ASML) agreed to lease two full floors, totaling 55.2k sf, of the building. The first floor, totaling 25.5k sf, is currently available for lease and being marketed by Jay Alexander or Tim Olson of JLL.
