• Demographics: Medium to high density housing or planned growth

• Traffic Volume: Potential of 40,000-50,000 CPD

• Location: Out-parcel near major activity (foot traffic) is ideal - food anchor, home improvement, or other prominent retailers

• Parking: 7-10 stalls with ADA access for convenience store

• Operational: 24/7 business hours and ABC permit for beer/wine sales

• Car Wash: Rights to operate a mechanized wash (immediate or future)

• Signage: Municipal or jurisdictional rights to install and maintain Chevron’s standards
